We repair leaking and damaged roofs throughout Buffalo and Erie County. Our crews fix shingle damage, flashing failures, storm damage, ice dams, and issues on metal and flat roofs. Whether wind tore loose a section of asphalt shingles or ice dams backed water under your roofline, our team diagnoses the problem and repairs it correctly the first time.
All Access Builders has worked on Buffalo roofs since 2003. We know how lake-effect snow, freeze-thaw cycles, and high winds wear down a roof system differently than milder climates. That local knowledge shapes every repair we make.
A roof problem rarely has one single cause. We inspect the full roof system, not just the spot where water appeared, so the repair actually solves the problem.
Water intrusion doesn’t always show up where it enters. A ceiling stain can sit several feet from the actual leak source because water travels along rafters and roof decking before it reaches drywall. We trace the path through the attic, check insulation for moisture, and identify the true entry point before we patch anything.
Wind uplift uplifts and removes asphalt and architectural shingles, exposing the layers below. We replace cracked, curled, and missing shingles and address granule loss and exposed fasteners before they turn into a leak. Matching existing shingle color and style keeps the repair visually consistent with the rest of your roof.
Flashing failures cause more hidden leaks than worn shingles. We repair step flashing, counter flashing, and chimney flashing, along with sidewall flashing, pipe boots, and plumbing vent seals. Skylights and roof penetrations get fresh sealant and corrected flashing where water has worked its way through old seams.
Ice dams form at the eaves when attic heat loss melts snow higher on the roof, and that meltwater refreezes at the colder edge. The resulting dam forces water back under shingles. We repair the damage and address the root causes: attic ventilation, insulation gaps, and ice-and-water shield coverage along the eaves.
Wind-driven rain and storm debris lift shingles, strip flashing, and break branches loose onto the roof surface. When a storm leaves your roof exposed, we apply temporary tarping to protect the decking, then schedule the permanent repair.
Flat roofs on garages, porches, and additions develop different problems than pitched roofs. We repair membrane seams, punctures, and ponding water issues, along with edge flashing and drainage problems that keep water sitting where it shouldn’t.
Metal roofing holds up well against Buffalo winters, but panel seams, fasteners, and flashing points still need attention over time. We address loosened fasteners, corrosion, and seam separation caused by thermal expansion and contraction through repeated freeze-thaw cycles.
Catching damage early keeps a small repair from becoming a bigger project.
Water stains on ceilings or walls, peeling paint near the roofline, and musty odors in upper rooms all point to moisture getting where it shouldn’t. Wet attic insulation and daylight visible through roof decking are clear signs that need immediate attention.
Missing or cracked shingles, curling at shingle edges, and exposed nail heads all signal a roof under stress. Damaged flashing around chimneys and vents, sagging roof sections, and debris impact marks are worth a professional look before they worsen.
A heavy snow event, ice storm, or windstorm is the most common trigger for roof damage in Buffalo. If your roof went through one of these events, even without visible signs, a quick inspection confirms whether damage occurred below the surface.
Noticed one of these signs? Get it checked before the next storm.
Not every roof problem calls for a full replacement. We look at the full picture before recommending either option.
Localized damage with sound decking underneath is a strong candidate for repair. If the leak traces to one isolated source, the surrounding shingles remain intact, and the roof has reasonable life left, a targeted repair solves the problem without the cost of full replacement.
Multiple leak locations across different parts of the roof usually point to a system nearing the end of its service life rather than one fixable spot. Widespread decking rot, extensive shingle curling and granule loss, or storm damage covering a large portion of the roof surface all shift the math toward replacement. We walk through roof replacement with you when repair no longer makes financial sense.
Buffalo’s position near Lake Erie creates weather patterns that stress roofs more than most other regions.
Lake-effect snow dumps heavy accumulation in short bursts. The added weight stresses roof structures and drifting snow piles unevenly across the roof surface, concentrating load in specific areas.
Snowmelt refreezing at the eaves creates ice dams that force water backward under shingles. Attic ventilation and insulation quality directly affect how often this cycle repeats through a Buffalo winter.
Wind uplift loosens shingles and flashing, and wind-driven precipitation pushes water into gaps that would otherwise stay dry. Fallen branches add impact damage on top of wind stress.
As snow melts and spring rain arrives, water finds every weak point in flashing, valleys, and aging shingles. Roofs that made it through winter with minor hidden damage often start leaking during this transition.
01.
We inspect shingles, flashing, penetrations, valleys, ridge lines, and eaves, along with the attic and any visible moisture symptoms. This gives us the full condition of the roof, not just the damaged section.
02.
We identify the actual cause of the damage rather than treating only the visible symptom. A leak traced to failed flashing gets a flashing repair, not just a shingle patch over the surface.
03.
You receive a written estimate covering the repair scope, materials needed, affected area, and expected timing. Pricing is disclosed clearly before any work begins.
04.
Our in-house crew performs the repair. We don’t send subcontractors to your home, which keeps quality consistent from the first inspection through the final nail.
05.
We clean the work area, remove debris and old materials, and walk the finished repair with you to confirm everything meets our standard before we consider the job complete.
Roof repair pricing varies based on the specifics of your roof and the damage involved. We provide exact numbers after inspection, not estimates over the phone.
Several factors shape the final cost of a roof repair:
Every estimate spells out the full scope of work, the materials we’ll use, the area affected, and the expected repair timeline. You know exactly what you’re approving before our crew starts, with no hidden costs added later.

Some repairs can’t wait for the right time in your budget. Ask about payment options when we deliver your written estimate.
Some roof damage can’t wait for a scheduled appointment.
Active water intrusion into your home, major wind damage, exposed roof decking, a fallen branch or tree on the roof, a large missing section of roofing, or a bulging ceiling all qualify as emergencies that need immediate attention.
Keep everyone away from the affected area, especially directly below any ceiling bulge or active leak. Contain water with buckets or towels where it's safe to do so. Never climb onto a damaged or ice-covered roof yourself. Photograph visible damage from the ground and from inside your home for insurance purposes.
If wind, hail, or a fallen limb damaged your roof, your homeowner’s policy may cover part or all of the repair.
Understanding your roof system helps us repair it correctly the first time.
Asphalt and architectural shingles make up most Buffalo roofs. We repair nail and fastener issues, underlayment damage, and ridge cap problems along with the shingles themselves.
Metal roof repairs involve panel seams, fasteners, and flashing. Corrosion and loosened fasteners from temperature swings are the most common issues we see.
Flat roof membranes need attention at seams and drainage points. Ponding water left unaddressed accelerates membrane failure over time.
Beyond the visible surface, roof decking, drip edge, valleys, ridge vents, soffit intake, pipe boots, and ice-and-water membrane all affect how well your roof performs. We address these components when they’re the actual source of a problem, not just the shingles above them.
Your protection doesn’t end when our crew leaves your driveway. Both warranties are written into your estimate and reviewed with you at the final walkthrough.
Covers the repair itself. If something goes wrong because of how the work was performed, we come back and make it right at no cost to you.
Covers the materials we install, from shingles to flashing and underlayment. Coverage varies by brand and product, and we walk you through it before work begins.

Roofing Brands We Install and Repair

The problem - Weathered decking, poor drainage
Our scope - New framing, decking prep, membrane-ready surface
The problem - Sagging front edge, exposed rafters
Our scope - New support posts, beam reset, new soffit
This porch roof had started to dip along its front edge, a sign the load was no longer carried where it should be. We opened the overhang, exposed the rafters, and set new posts beneath the beam. With the structure squared up, we closed in the underside with new soffit so the porch roof looks finished and holds up through another round of heavy snow.

A localized leak with sound surrounding shingles and intact decking usually points to repair. Multiple leak locations, widespread shingle curling, or extensive decking rot point toward replacement. A professional inspection gives you a clear answer either way.
Yes, most roof leaks can be repaired without a full replacement, provided the damage is localized and the decking underneath is sound. We trace the leak to its actual source before recommending a fix.
Repair a roof leak as soon as you notice it. Buffalo’s freeze-thaw cycles turn small leaks into larger problems quickly, since water trapped in a breach expands and contracts with every temperature swing.
Yes, we perform roof repairs year-round using materials and methods suited to cold-weather installation. Extreme conditions like active heavy snowfall or high winds may delay specific tasks, but winter alone doesn’t stop repair work.
Yes, we repair the damage ice dams cause and address the underlying attic ventilation and insulation issues that create them, reducing the chance of the same problem returning next winter.
Yes, missing shingles are one of the most common repairs we perform. We match replacement shingles to your existing roof as closely as possible for a consistent appearance.
Yes, flashing repair around chimneys, skylights, and roof vents is a core part of our repair work, since flashing failures cause a significant share of hidden roof leaks.
Yes, we repair flat roof membranes, seams, and drainage issues on garages, porches, and other low-slope roof structures.
