Lackawanna sits right along Buffalo’s southern border, and we treat that proximity as part of our everyday coverage area, not an afterthought. All Access Builders LLC is a family-owned roofing contractor based in Buffalo, and we’ve served Erie County communities, including Lackawanna, for more than two decades.
We handle roof repairs, new roof installations, and full roof replacement for single-family homes, additions, and qualifying property owners across the city. Every job starts with a written roofing estimate that spells out the scope before any work begins.
Because we’re also a licensed general contractor, we can fold your roofing project into broader exterior work, such as siding or gutter replacement, without bringing in a second company. One point of contact, one crew, one warranty conversation.
We offer the full range of residential roofing services that Lackawanna homes need, from a single shingle repair to a complete tear-off and reinstall. For a closer look at our methods, visit our roofing services hub, which covers every service in more detail than we can fit here.
Roof leaks rarely come from nowhere. A cracked pipe boot, damaged chimney flashing, or a handful of missing shingles can let water into your attic long before you notice a stain on the ceiling. We trace leaks to their actual source rather than patching the symptom, so localized roof damage gets a localized, lasting fix.
When a roof shows widespread wear, repeated leaks, or decking damage underneath, a full tear-off makes more sense than another patch. We remove the old roofing system down to the deck, inspect what’s underneath, install waterproofing and new shingles, and clean the property completely. The goal is long-term performance, not a short-term fix that fails again next winter.
New construction and home additions need a roofing system built from scratch. We design the layout around your structure’s slope and exposure, then install proper underlayment, flashing, and ventilation before the first shingle goes down. Careful installation workmanship here prevents problems years down the road.
Storms don’t wait for a convenient time. Wind-lifted shingles and active leaks need a fast assessment, so call us and we’ll evaluate the hazard, arrange temporary protection where available, and schedule the permanent repair. We document the damage along the way, which helps if you’re filing an insurance claim. Response timing depends on weather, safety conditions, and crew availability.
Standing seam metal roofing offers a distinct look and strong snow-shedding performance on steep-slope homes. We fit each system around your roof’s wind exposure and panel fastening needs, and we’ll walk you through color and system options. Metal roofing performs well in Western New York, though no roofing material eliminates ice dams entirely on its own.
Garages, additions, and other low-slope structures need a membrane system rather than standard shingles. We install EPDM and TPO membranes matched to each roof’s drainage pattern and penetrations, since not every low-slope roof calls for the same material.
Not sure which service your roof needs? We'll inspect it and tell you in writing.
We select roofing materials based on your roof’s slope, exposure, and goals rather than defaulting to one product for every house. Here’s what we typically work with in Lackawanna.
Architectural shingles suit most steep-slope homes in the area, offering strong wind ratings and a range of aesthetic options. We install products from manufacturers including GAF, CertainTeed, Owens Corning, and IKO, paired with proper underlayment for the full system to perform as designed.
Metal roofing works best on roofs with the right slope and flashing compatibility. Standing seam panel systems handle snow management well, shedding accumulation rather than holding it against the deck through freeze-thaw cycles.
For flat and low-slope sections, we weigh membrane selection, seam placement, insulation, and drainage before recommending EPDM or TPO. Roof penetrations, like vents and skylights, need careful detailing to keep water from finding a way in.
Lackawanna sits close enough to Lake Erie that lake-effect snow and sharp freeze-thaw cycles put real stress on a roof every winter. We build and repair roofs with Western New York weather in mind, not a generic national standard.
Ice dams form when heat escapes into the attic, melts snow on the roof, and that water refreezes at the colder eaves. Proper attic insulation, balanced ventilation, and correctly installed ice-and-water barrier at the roof’s edges all reduce this risk. No single product prevents ice dams on its own, which is why we address the whole system.
Wind off Lake Erie tests fastening patterns and flashing at every roof transition. We check these vulnerable points during every inspection and recommend shingle systems with wind ratings suited to the exposure your home actually faces.
Balanced soffit and ridge ventilation keeps attic temperatures more even, which reduces condensation and helps limit ice dam formation. Combined with properly functioning gutters, good ventilation keeps moisture moving away from your roof deck instead of sitting against it.
Seeing ice dams or wind damage this winter? Get your roof checked before the next storm.
It’s not always obvious whether a roofing problem calls for a patch or a full tear-off. The table below outlines common signs we look for during an inspection.
| Signs Repair May Be Enough | Signs Replacement May Be Necessary |
|---|---|
| Isolated missing shingles | Widespread granule loss |
| Localized flashing damage | Repeated leaks in multiple areas |
| A single, identifiable leak source | Significant shingle deterioration |
| Otherwise sound roof decking | Rot or compromised decking |
A handful of missing shingles, a flashing leak around a chimney, or water intrusion traced to one specific spot usually points to a repair. If the decking underneath is still sound, we can often resolve the issue without disturbing the rest of the roof.
Granule loss spread across the whole roof, leaks that keep returning in different spots, and decking that's soft or rotted tell a different story. Combined with the roof's age, these signs usually mean a full replacement will serve you better than another round of patches.
An on-site inspection gives you a clear answer either way.
Every roof is different, so an accurate number requires an on-site inspection rather than a generic estimate. Once we’ve measured your roof and assessed its condition, we put a specific quote in writing.
Several variables shape your final price:
A steep roof with multiple valleys and layers to remove costs more to work on than a simple roof of the same square footage.
Our written proposals spell out the full scope of work, including labor, materials, and debris disposal. If decking replacement turns out to be necessary, we document that separately so there are no surprises. Where applicable, we also include permit coordination and warranty documentation as part of the estimate.
Every roofing project follows the same four steps, whether it’s a single repair or a complete replacement.
01.
We inspect your roof, take photographs of the current condition, walk through roofing options that fit your home, and provide a written estimate for your review.
02.
Once you approve the scope, we schedule the work, confirm material selection, and plan the jobsite, including property protection for landscaping and walkways.
03.
Our crew completes any necessary tear-off, inspects the decking, and installs underlayment, ventilation, flashing, and your chosen roofing materials according to manufacturer specifications.
04.
We remove all debris, run a final cleanup pass, walk the finished roof with you, and review your written manufacturer and workmanship warranties before we consider the job complete.

All Access Builders LLC has served Western New York since 2003, and founder Matt Kulhanek brings over 22 years of hands-on construction experience to every project. Our roofing crews work for us, not a subcontractor, so you get consistent supervision and one point of contact from estimate to final walkthrough.
Every proposal documents the full scope of work before we start. We carry general liability insurance and workers’ compensation coverage, and we provide written manufacturer and workmanship warranties reviewed with you before the project begins.
Every roof tells a story once you get on top of it. Here’s a look at recent work from our in-house crews across Erie County, from what we found on arrival to how we left it.
The problem - Weathered decking, poor drainage
Our scope - New framing, decking prep, membrane-ready surface
The problem - Sagging front edge, exposed rafters
Our scope - New support posts, beam reset, new soffit
This porch roof had started to dip along its front edge, a sign the load was no longer carried where it should be. We opened the overhang, exposed the rafters, and set new posts beneath the beam. With the structure squared up, we closed in the underside with new soffit so the porch roof looks finished and holds up through another round of heavy snow.

Roofing permits aren’t one-size-fits-all across Erie County, and Lackawanna has its own process separate from Buffalo’s.
Whether your roofing project needs a permit depends on the scope of work and the City of Lackawanna’s building code. The city’s Code Enforcement office reviews applications and issues permits before covered work can begin, and we confirm applicability for your specific project before we schedule anything.
We handle the paperwork side of your roofing permit, including submitting the application and any required documentation to the city, so you don’t have to track down forms yourself. For official information, visit the City of Lackawanna Code Enforcement page.
We cover all of Lackawanna, from the neighborhoods near Our Lady of Victory Basilica to the streets closer to Lake Erie.
Our roofing crews work throughout the First Ward, Second Ward, Third Ward, and Fourth Ward, along with the Bethlehem Park neighborhood. Whether your street runs off Ridge Road, South Park Avenue, or Abbott Road, we can assess your roof and provide a written estimate.
ZIP code 14218 covers the core of our Lackawanna service area. If you're unsure whether your address falls within our coverage, the quickest way to confirm is through our estimate form, which lets us check availability at your specific location.
Beyond Lackawanna, we serve homeowners throughout Erie County, including Buffalo, Blasdell, Hamburg, West Seneca, Orchard Park, Cheektowaga, and Sloan.
Coordinating roofing with siding, gutters, and window replacement helps manage water properly across your entire exterior while improving energy efficiency. Handling these projects together under one contractor also cuts down on scheduling headaches.
As a licensed general contractor, we can integrate roofing work directly into a home addition or larger remodeling project, keeping your roofline consistent and your timeline simpler to manage from start to finish.
Planning roofing alongside siding, gutters, or an addition? One contractor can handle it all.
Cost depends on your roof’s size, pitch, material, and condition, so we don’t quote prices without an inspection. After we assess your roof in person, we provide a detailed written estimate covering labor, materials, and cleanup.
Isolated missing shingles or a single leak source often point to a repair. Widespread granule loss, repeated leaks, or rotted decking usually signal replacement. An on-site inspection gives you a clear, written recommendation either way.
It depends on the scope of your project and the City of Lackawanna’s building code requirements. We confirm permit applicability for your specific address and handle the application process as part of your project.
Architectural asphalt shingles and standing seam metal roofing both perform well here, provided the full system, including underlayment, ice-and-water barrier, and ventilation, is installed correctly. No single material prevents ice dams on its own.
Most single-family roof replacements take a few days from tear-off to final cleanup, depending on roof size and complexity. Larger roofs, decking repairs, or weather delays can extend that timeline.
