We’re All Access Builders LLC, a family-owned roofing contractor based in Buffalo, proudly serving Orchard Park and the rest of Erie County since 2003. Our in-house crews handle roof repair, full roof replacement, and new roof installation, and we build every system to stand up to Western New York’s snow, ice, and wind. When your roof needs attention, we send a dedicated team to assess the problem and give you a clear, written path forward.
Every roof problem calls for a different fix. Below, you’ll find the core roofing services we provide across Orchard Park, each handled by the same in-house crew from start to finish.
A full roof replacement starts with a complete tear-off down to the deck. We inspect the decking for damage, install synthetic underlayment, and add proper flashing and ridge ventilation. You end up with one complete roofing system, not patched-together layers.
Missing shingles, a leak in a valley, or damaged chimney flashing don’t always mean you need a new roof. We trace leaks back to the actual source, whether that’s a roof penetration or weakened decking, and repair only what needs fixing.
New construction and additions need a roof built from the ground up. We match materials to your roof's pitch, install proper waterproofing details, and finish with architectural shingles suited to the structure.
Wind damage and fallen debris create urgent problems. Call us for an active leak or storm damage, and we’ll assess the situation and arrange protection where conditions and crew availability allow.
Standing-seam metal roofing suits steep-slope homes looking for long-term durability, while flat and low-slope roofs often call for TPO or EPDM membranes matched to proper drainage.

We built our reputation on being accountable, not just available. Here’s what sets our approach apart.
Buffalo native Matt Kulhanek founded All Access Builders LLC in 2003. More than two decades of hands-on Western New York construction experience shapes how our crews approach every Orchard Park roof today.
We carry general liability insurance and workers’ compensation coverage, and we hold the credentials needed to perform both roofing and general contracting work. We also manage permit paperwork with local municipalities on your behalf.
Our crews work directly for us. That means consistent workmanship, one project manager overseeing your job, and direct communication with you from the first estimate through the final walkthrough.
Every proposal spells out your scope of work, inclusions, and exclusions before we start. Manufacturer warranties and our workmanship warranty come documented in writing and get reviewed with you in full.
Orchard Park sits close enough to Lake Erie to feel the same lake-effect snow and wind that tests roofs across the region. We select materials and construction details with those conditions in mind.
Heat escaping into an attic melts snow unevenly, and that meltwater refreezes at the colder roof edge, forming an ice dam. We install ice-and-water membranes at eaves and valleys, balance attic ventilation, and check insulation to reduce this risk. No single product eliminates ice dams entirely.
We install manufacturer-rated shingles fastened according to spec, with reinforced flashing at roof edges, valleys, and penetrations, the areas most vulnerable to wind uplift during a storm.
Balanced intake and exhaust ventilation keeps moisture from building up in your attic. We also check valleys, soffits, and gutters to confirm water has a clear path off the roof.
Seeing ice dams or wind damage this winter? Get your roof checked before the next storm.
Not every roof problem calls for a full replacement. Here’s how to tell which category yours falls into.
Localized missing shingles, an isolated flashing leak, or a single damaged vent boot often point to a repair. If the rest of the roofing system is sound, there’s usually no need to replace the whole thing.
Widespread shingle deterioration, leaks that keep coming back, moisture-damaged decking, or installation problems across multiple areas of the roof usually signal it’s time for a full replacement rather than another patch.
We inspect the full roof system, document what we find with photos, and evaluate whether repair is genuinely feasible. You'll receive written options so you can make the decision with real information, not a one-size-fits-all pitch.
Not sure which path fits your roof?
From a new roof on a second-story addition to a leak that only needed the right repair, here’s recent work from our in-house crews across Erie County.
Roof Installation
The problem - A new addition needed a roof that blended with the original home
Our scope - Roof decking, ice-and-water shield at valleys, step flashing, matching architectural shingles
This Southtowns family built a second story over their attached garage. Our crew ran ice-and-water shield through every valley where the new roof meets the old, set step flashing along the walls, and installed architectural shingles matched to the existing roof. One complete system, with no visible seam between old and new.
Roof Repair
The problem - Ceiling stains after heavy rain and snowmelt
Our scope - Leak tracing, flashing repair, resealed penetrations
The owner expected to need a new roof. Our inspection found the water was getting in at failed flashing around the vent stacks and skylight curbs, while the rest of the membrane still had years left. We repaired and resealed each penetration, stopped the leak, and documented everything with photos.
Storm and Age Damage
The problem - Wind-lifted roofing, rotted trim, and water at the house wall
Our scope - Porch roof rebuild, new decking and flashing, trim and gable restoration
Years of wind and freeze-thaw had worked this porch roof loose where it meets the house. We tore it back to the framing, replaced the soft decking, and re-flashed the wall joint so meltwater sheds away. New cedar trim and a restored gable finished the job without losing the home’s character.

The right material depends on your roof’s slope, exposure, and your long-term priorities, not a one-size-fits-all package.
Architectural shingles remain the most common choice for Orchard Park homes, and we install products from manufacturers including GAF, CertainTeed, and IKO, each backed by manufacturer-rated performance and warranty terms.
Metal roofing offers long-term durability and strong snow-shedding performance, making it a popular option for homeowners planning to stay in their home for decades.
Additions and garages with low-slope roofs typically need an EPDM or TPO membrane matched to the roof’s drainage pattern and flashing details.
The materials you don’t see, including underlayment, flashing, ventilation, and ice barriers, matter just as much as the visible shingle layer. We treat every component as part of one connected system.
Permit requirements in Orchard Park depend on your exact address and the scope of your project, since the Town and Village operate as separate jurisdictions.
The Town of Orchard Park Building Inspector’s office lists roof permits among its standard building permit applications. We confirm the specific paperwork your project needs before work begins.
The Village of Orchard Park administers its own re-roof permit process separately from the Town, and homeowners are cautioned against starting permit-required work before receiving authorization.
We handle applicable New York State code compliance, prepare the correct paperwork for your jurisdiction, and schedule inspections when your project requires them.
Every roof is different, so we focus on the factors that actually shape your price rather than a generic average.
Roof area, pitch, the number of existing layers to tear off, material choice, flashing complexity, ventilation needs, decking condition, and site access all influence your final cost.
Your estimate covers a full inspection, a proposed scope of work, material selection, project stages, debris disposal, any exclusions, and a review of applicable warranty terms, all spelled out in writing.

Beyond Orchard Park, we provide roofing services throughout Erie County, including Hamburg, West Seneca, and East Aurora, with the same written estimates and in-house crews homeowners rely on closer to Buffalo.
A roofing project often reveals related exterior needs, and we handle those too.
Beyond roofing, we install vinyl and fiber cement siding, repair fascia and soffits, add seamless gutters, replace windows, and take on additions and larger remodeling projects. Handling these together under one general contractor means one schedule, one point of contact, and less coordination on your end.
Planning roofing alongside siding, gutters, or windows? One contractor can handle it all.
