All Access Builders LLC is a Buffalo-based roofing contractor serving homeowners and businesses throughout West Seneca. We handle roof repair, roof replacement, and new roof installation with in-house crews trained for Western New York weather. Lake-effect snow, ice dams, and wind off Lake Erie put real stress on a roof, and we build every system to handle it.
Every estimate comes in writing, with no hidden costs. We carry general liability insurance and workers’ compensation, and our work comes backed by manufacturer and workmanship warranties.
Missing or damaged shingles, failed flashing, and roof penetrations around vents or chimneys all create entry points for water. A ceiling water stain often traces back to one of these spots, or to storm-related damage. We find the actual source of the leak before recommending any repair, a step that prevents paying twice for the same problem. Browse our roof repair services to see our full approach.
Aging shingles, recurring leaks, and deteriorating decking signal that a roof has reached the end of its service life. We evaluate whether a tear-off or an overlay makes sense for your situation, though a full tear-off gives us the chance to inspect decking and install proper ice-and-water protection underneath. Our roof replacement process covers removal, repair, and a complete system install.
Ice dams form when heat escapes into the attic, melts snow on the roof, and that water refreezes at the colder eaves. Proper attic insulation, balanced ventilation, and correctly installed ice-and-water barrier at the roof’s edges all reduce this risk. No single product prevents ice dams on its own, which is why we address the whole system.
Architectural asphalt shingles work well on most steep-slope roofs, offering durability and a range of looks. Standing-seam metal roofing is a strong option where wind resistance and long-term durability matter most. Roof pitch, sun exposure, and your aesthetic preference all factor into which system fits your home.
Garages, porches, additions, and some commercial structures need a membrane system instead of shingles. EPDM rubber roofing and TPO membranes both handle low-slope applications well, provided drainage and seam detailing are done correctly. We match the material to your roof’s actual geometry rather than defaulting to one option.
Wind damage, lifted shingles, and active leaks after a storm need fast attention. Call us, and we’ll assess the hazard, document the damage with photos, and arrange protection where available. Response timing depends on weather conditions, safety, and crew availability, so we schedule the permanent repair as soon as conditions allow.

Ice dams form when attic heat melts snow on the roof, and that water refreezes at the colder eaves. Self-adhered ice-and-water membrane at eaves, valleys, and penetrations blocks water from working its way under shingles. Underlayment alone won’t stop ice dams; it works alongside proper insulation and ventilation as part of a complete strategy.
Balanced ventilation, with soffit intake and appropriate exhaust at the ridge, keeps attic temperatures closer to outdoor conditions. That balance reduces condensation, limits heat loss, and lowers the risk of mold forming in insulation. Poor ventilation is one of the most overlooked causes of premature roof failure.
Roof valleys, chimneys, and step flashing around walls all take on extra stress during Western New York winters. Freeze-thaw cycles loosen shingle adhesion over time, which is why proper fastening and wind-rated products matter more here than in milder climates. We inspect these transition points on every project, since they’re where failures typically start.
Seeing ice dams or wind damage this winter? Get your roof checked before the next storm.
Homeowners choose a roofing contractor they can verify, not just one that claims to be the best. Here’s what sets our work apart.
Buffalo native Matt Kulhanek founded All Access Builders LLC in 2003. Decades of hands-on experience in Western New York construction shape how we approach every roof we inspect, repair, or replace across Erie County.
Our roofing crews work for us, not a subcontractor, which keeps quality control consistent from job to job. We carry general liability insurance and workers’ compensation, and we’re licensed and insured to perform roofing and general contracting work. A single project manager stays in direct communication with you from the first estimate through the final walkthrough.
Every proposal spells out the scope of work, material specifications, and labor in writing before we start. We install products from manufacturers including GAF, CertainTeed, and IKO, and both manufacturer and workmanship warranties are documented and reviewed with you at project completion.

This is one of the most common questions West Seneca homeowners ask us, and the right answer depends on what’s actually happening on your roof.
Isolated shingle damage, a localized flashing leak, or a small problem area usually points to a repair rather than a full replacement. Roofs with substantial remaining service life and only minor, recent damage are typically good repair candidates.
Widespread shingle deterioration, repeated leaks in different areas, and extensive decking damage usually mean repair is no longer cost-effective. Roof age matters too; an older roof with multiple problem areas often costs more to patch repeatedly than to replace outright.
We inspect the full roof system, document what we find with photos, and evaluate whether repair is genuinely feasible. You'll receive written options so you can make the decision with real information, not a one-size-fits-all pitch.
Not sure whether you need repairs or a new roof?
Every project follows the same four-step process, whether it’s a single repair or a full replacement.
01.
We investigate the leak or condition, measure the roof, and review material options. You receive a documented scope before any work is scheduled.
02.
We finalize material selection, protect your property ahead of work, prepare for tear-off, and plan debris management and scheduling around your timeline.
03.
Our crew prepares the deck, installs protective membranes and flashing, completes the roof covering and ventilation, and runs a magnetic nail sweep before leaving your property.
04.
We review the completed job together, inspect for cleanup, and walk through your manufacturer and workmanship warranty documentation.
Every roof is different, so we avoid guessing at a number before we’ve seen your property. Here’s what actually drives the cost.
Access to the damaged area, the location of the leak, the extent of the damage, material needs, flashing repairs, and labor all factor into repair pricing. Urgency, such as active storm damage, can also affect scheduling and cost.
Roof area, pitch, and complexity all play a role, along with whether you choose asphalt shingles or a metal system. Tear-off requirements, decking repairs, ventilation upgrades, material quality, and disposal of old materials round out the full estimate. A written proposal breaks down each of these line items so you know exactly what you’re paying for.

Roof Replacement
The problem - Aging shingles, worn flashing, repeated leaks
Our scope - Tear-off, deck inspection, ice-and-water shield, new shingles and flashing
This Buffalo-area home had reached the point where patching no longer made sense. We stripped the roof to the deck, replaced soft sections of sheathing, and laid ice-and-water shield along the eaves and valleys before installing new architectural shingles. Updated flashing at every wall and penetration closed off the spots where water had been getting in.
Roof Repair
The problem - Water entering at vents and skylight curbs
Our scope - Leak tracing, flashing repair, resealed penetrations
A ceiling stain sent this owner looking for a new roof. Our inspection traced the water to failed flashing around the vent stacks and skylight curbs, while the rest of the membrane still had years of life left. We repaired and resealed each penetration, stopped the leak, and saved the owner the cost of a full replacement.
Repair or replace? We'll inspect your roof and give you written options.
Most of our work comes from referrals, so every review matters to us. Homeowners across West Seneca and Erie County tell us the same things: crews show up when promised, estimates match the final bill, and the yard is cleaner when we leave than when we arrived.
