Our team coordinates your entire build — from the first sketch to the final walkthrough — so you have one point of contact instead of a dozen subcontractors to chase down. We handle permits, schedule trades, and keep you informed at every stage.

A custom home gives you control over the floor plan, materials, and layout — your general contractor builds to your specifications instead of a standard blueprint. You decide where the kitchen sits, how many bedrooms you need, and which rooms deserve extra square footage.
This differs from a production home, where a builder repeats the same few plans across a subdivision. Custom construction starts with your lifestyle: a dedicated home office, an open-concept kitchen and living area, extra bedrooms for a growing family, more storage, or a layout that supports multigenerational living under one roof.
If you own a buildable lot in Buffalo or Erie County, are evaluating a piece of land, or are planning to tear down and replace an aging home, we can walk the site with you and talk through what’s realistic for your budget and goals.
We start by talking through how you actually live: room sizes, must-have features, and how the home should sit on your lot. We coordinate with licensed architectural professionals as needed to translate those priorities into construction-ready drawings, and we revise the layout with you until it fits.
Once plans are approved, our in-house crews handle site preparation, excavation, foundation work, and framing. We coordinate roofing, HVAC, plumbing, and electrical systems, then move into interior finishes. One project manager oversees every trade, so nothing falls through the cracks.
For homeowners who want premium finishes, we source custom cabinetry, higher-end materials, detailed trim work, and outdoor living features. We quote these selections individually based on your specifications, so your estimate reflects exactly what you've chosen — not a generic allowance.
Buffalo winters demand a tight building envelope. We build with proper air sealing, insulation, and roof ventilation to manage heat loss and moisture. We install ENERGY STAR-rated windows where specified, which can meaningfully reduce heating and cooling costs in our climate zone.
Planning a build on your own lot? Schedule your custom home consultation and we’ll walk through the scope together.

Building a home is a major financial commitment. Here’s exactly how we move a project from idea to keys-in-hand.
Step 1
We start with a free, no-pressure conversation about your property, family needs, preferred location, approximate square footage, and target budget. We also talk through your ideal start date so we can set realistic expectations from day one.
Step 2
We evaluate whether your lot can support the project — checking zoning, utility access, and soil conditions. Our team coordinates land and design due diligence, including surveys where needed, then develops construction drawings and a preliminary estimate based on your goals.
Step 3
We submit permit applications, secure design approvals, and schedule trades before breaking ground. Requirements vary depending on your specific municipality and property, so we confirm what applies to your project with the appropriate local authority before work begins.
Step 4
Our crews handle excavation, footings, foundation pours, framing, roofing, and mechanical systems in sequence. We schedule required inspections at each major milestone and conduct our own quality reviews throughout construction, not just at the end.
Step 5
We complete a final inspection, resolve any punch list items, and confirm sign-off for your certificate of occupancy. At handover, we walk you through your manufacturer and workmanship warranty documentation so you know exactly what's covered going forward.
Your final cost depends on square footage, design complexity, foundation type, finish specifications, labor, and your lot's physical conditions. A generic cost-per-square-foot figure can't account for these variables accurately — two homes of the same size can carry very different budgets depending on finishes and site work. That's why we build every estimate around your specific scope rather than a rule of thumb.
Homeowners often underestimate pre-construction costs. Beyond the build itself, budget for land acquisition if you don't already own a lot, surveys, excavation and grading, sewer and water connections, electrical utility hookups, and permit fees. The City of Buffalo, for example, charges new residential building permit fees ranging from $500 for homes under 1,000 square feet to $900 for homes over 5,000 square feet, plus a plan review fee and application fee.
Compare estimates carefully — an "allowance" is a placeholder budget for items like flooring or fixtures until you make final selections. If you choose something above that allowance, it becomes a change order that adjusts your total cost. We itemize allowances and contingency amounts clearly in every written proposal so there are no surprises mid-project.
| Budget Category | What It Covers |
|---|---|
| Land | Lot purchase or existing property value |
| Site Work | Excavation, grading, utility connections |
| Shell Construction | Foundation, framing, roofing, exterior |
| Mechanical Systems | HVAC, plumbing, electrical |
| Finishes | Flooring, cabinetry, fixtures, trim |
| Contingency | Reserve for unforeseen conditions or changes |

Lake-effect snow puts real structural weight on a roof, and poor attic ventilation leads to ice dams that force water under shingles. We design roof framing to meet code-required snow loads and detail attic insulation and ventilation to keep your roof performing through Buffalo winters. Roofing happens to be one of our deepest areas of expertise as a company.
A tight building envelope keeps your heating bills down and your home comfortable. We air-seal the structure, specify insulation levels that meet or exceed New York's energy code, and size HVAC systems to match your home's actual heat loss rather than guessing.
Erie County's frost depth and freeze-thaw cycles put real stress on foundations. We grade sites for proper drainage, design foundation drainage systems, and set footings below frost depth. The right foundation approach depends on your specific lot and soil conditions — we evaluate each site individually rather than defaulting to one solution.
As your general contractor, we take responsibility for submitting permits and scheduling inspections with the City of Buffalo Department of Permit and Inspection Services or your local municipality's equivalent office. New construction typically requires inspections covering foundations, framing, mechanical systems, energy compliance, and a final inspection before a certificate of occupancy is issued. Requirements shift depending on your specific municipality within Erie County, and we confirm those details before your project starts.
Our custom home building service applies the same in-house crews, project oversight, and material standards we've used on home additions, remodels, and exterior work across Buffalo and Erie County since 2003. We work exclusively with established manufacturers, including GAF, CertainTeed, James Hardie, and Ply Gem, and back every project with documented warranties.
From framing and roofing systems to windows, siding, and finish carpentry, we document each phase of a build so you can see exactly what went into your home. Our site oversight includes trade coordination and scheduled quality checks at every major construction milestone, not just a final walkthrough.
