We’re All Access Builders, a Buffalo-based roofing contractor serving Lancaster and the rest of Erie County. Our crews handle roof repair, roof replacement, and new roof installation for homeowners who need a roof built to stand up to Western New York’s snow, wind, and shifting seasonal temperatures. As a family-owned company, we carry general liability insurance and workers’ compensation coverage. Every estimate comes free and in writing, so you know the full scope before any work begins.
We operate out of Buffalo, and our crews travel throughout Lancaster and the surrounding Erie County communities on a regular basis. That home base matters. It means our roofers aren’t driving in from out of state for a single job and disappearing once the invoice clears.
Matt Kulhanek, a Buffalo native, founded All Access Builders in 2003. Over 22 years of hands-on roofing and construction work across Western New York shape how we approach every Lancaster project. We cover Lancaster regularly as part of our standard service area, which is different from a company that claims a Lancaster storefront but subcontracts the actual labor.
Lancaster homes vary widely in roof age, pitch, and exposure. Some roofs carry decades-old asphalt shingles with worn-out flashing. Others have steep pitches that shed snow differently than a low-slope garage roof next door. Drainage, ventilation, and weather exposure all factor into how we diagnose a problem before we recommend a fix. We don't treat every Lancaster roof the same way, because no two roofs face identical conditions.
Here’s a look at the roofing work we handle most often for Lancaster homeowners. Each service starts with an inspection, not a guess.
A full roof replacement makes sense when shingles show widespread wear, leaks keep coming back, or the roof has simply reached the end of its service life. We remove the old roofing system down to the deck, inspect what’s underneath, replace damaged decking when we find it, install the new roofing system, and clean the site completely before we leave. If your roof is nearing the end of its life, a replacement protects your home more reliably than another round of patchwork repairs.
Not every leak means you need a new roof. Missing shingles, failed flashing, deteriorated sealant around a vent boot, or a cracked pipe collar often cause isolated leaks that a targeted repair can resolve. We trace the leak back to its actual source first, then fix the specific problem area rather than guessing at a broader fix. Diagnosis always comes before repair work on our jobs.
New construction, additions, and detached garages all need a roofing system built correctly from the deck up. We select underlayment, flashing, and ventilation components that match the structure, and we install everything according to manufacturer specifications. Getting these details right the first time protects the rest of the building for decades.
High winds and falling debris can damage a roof fast, and water finds its way in just as quickly. When that happens, we assess the hazard, arrange protection where conditions allow, and schedule the permanent repair. Response timing depends on weather, safety conditions, and crew availability, so we won’t promise an exact arrival window, but we move quickly once we’re on the line with you.
Architectural shingles remain the most common choice for steep-slope Lancaster homes, offering a strong balance of appearance, cost, and durability. Standing-seam metal roofing suits homeowners prioritizing long-term durability and a distinct look, though metal alone doesn’t guarantee protection against ice dams. We’ll walk through slope suitability, maintenance needs, and budget with you before recommending either system.
Additions, garages, and other low-slope structures need a membrane system like EPDM or TPO rather than standard shingles. These systems depend on properly sealed seams and correct drainage to keep water out. We match the membrane to the roof’s actual geometry and penetrations rather than defaulting to one product for every low-slope job.

Western New York winters test every component of a roofing system. Here’s how we build Lancaster roofs to handle them.
Heat escaping into an attic warms the roof deck unevenly, melting snow that refreezes at the colder eaves and forms an ice dam. Roof-edge protection, proper attic insulation and ventilation, and correctly installed ice-and-water membrane all reduce this risk, though no single barrier eliminates ice dams on its own. Repeated freeze-thaw cycles also loosen shingle adhesion over time, which is why we check these areas during every inspection.
Wind uplift can loosen shingle fastening, especially along roof valleys, chimney flashing, and skylight connections. These transition points and roof penetrations are where water intrusion typically starts after a windstorm. We inspect each one closely rather than assuming the whole roof survived a storm intact.
Balanced intake and exhaust ventilation prevent condensation from building up under the roof deck, which protects the wood structure underneath. We inspect decking condition as part of every roof assessment, because a roof only performs as well as its weakest component. Treating the roof as one connected system, not a stack of separate parts, is central to how we work.
Deciding between a repair and a full replacement comes down to the scope of the damage and your roof’s overall condition.
If the damage is limited to one section, the surrounding shingles are otherwise in good shape, and the issue traces back to a specific flashing or sealant failure, a targeted repair often solves the problem without the cost of a full replacement.
Widespread shingle deterioration, leaks that keep recurring in different spots, significant storm damage, and compromised decking all point toward replacement rather than another repair. At that stage, patching individual problems usually costs more over time than addressing the whole system at once.
We evaluate your roof's actual condition, document what we find, and give you a written recommendation on repair versus replacement. That assessment, paired with a written estimate, gives you real information to weigh your options instead of a one-size-fits-all sales pitch.
An inspection tells you whether your roof needs a repair or a replacement.
A roof works as a system, not a single layer of shingles. Here’s what goes into ours.
We install architectural shingles from manufacturers including GAF, CertainTeed, and IKO, along with standing-seam metal roofing and EPDM or TPO membrane systems for low-slope applications. We’ll walk through style, durability, and cost differences before you choose a system, without claiming special manufacturer certification status we haven’t documented.
Synthetic underlayment, drip edge, starter shingles, ice-and-water shield at eaves and valleys, proper flashing, and ridge ventilation all work together to keep water out and air moving correctly through the attic. Skipping any one of these components weakens the whole system, even if the shingles on top look fine.
Manufacturer warranties cover material defects, while our workmanship warranty covers the quality of the installation itself. Both are documented in writing as part of your project proposal and reviewed with you before we start, so you know exactly what’s covered under each one.
Buffalo native Matt Kulhanek founded All Access Builders in 2003. Over two decades of roofing and construction experience across Western New York back every estimate we write for a Lancaster home.
We carry general liability insurance and workers’ compensation coverage, and our crews work directly for us rather than as subcontractors. One project manager oversees your job from the first estimate through the final walkthrough.
Every proposal spells out the scope of work, materials, and timeline considerations in writing. Cleanup expectations and warranty documentation are part of that same written estimate, not an afterthought.
Beyond roofing, we handle gutters, siding, and fascia work as a licensed general contractor. That means we can coordinate related exterior projects alongside your roof without bringing in a separate crew for each piece.
01.
We assess your roof’s condition, take measurements, check for visible shingle damage and ventilation issues, and talk through your priorities for the project.
02.
You’ll review a written estimate covering material options, cost, and schedule. We also confirm permit requirements for your specific property before any work begins.
03.
We protect your property, remove old roofing when a replacement is underway, inspect the decking underneath, and install underlayment, shingles or panels, and flashing according to manufacturer specifications.
04.
We clear all debris, run a magnetic nail sweep across the property, walk the finished roof with you, and review your manufacturer and workmanship warranties before we consider the job complete.
Roof area, pitch, and overall complexity all affect your estimate, along with material choice, the number of existing shingle layers to tear off, decking repairs, flashing work, ventilation upgrades, and site access. A steep roof with multiple valleys costs more to work on than a simple gable roof of the same square footage, even using identical materials.
Your proposal itemizes the full scope: materials, labor, demolition and disposal, any permit considerations for your address, the project schedule, and the applicable manufacturer and workmanship warranty terms. You’ll see the full picture before you approve anything.

Whether your roofing project needs a permit depends on the scope of work and your property’s exact address. The Town of Lancaster and the Village of Lancaster each maintain their own building departments, and a full roof replacement, a substantial alteration, and a limited repair aren’t treated the same way. We confirm the applicable requirements before we promise anything.
Before starting a project, we verify whether your home falls under the Town or Village of Lancaster Building Department and coordinate any required permit applications and inspections with that office. The Village of Lancaster’s Building Department page directs property owners to confirm requirements directly with the Building Inspector, and that’s exactly the step we take on your behalf.
Our roofing work spans Buffalo and communities throughout Erie County, from full tear-offs and reroofs to new installations on additions and garages.
New Roof Installation
The problem - A new addition over a garage needed a roof that tied into the original home
Our scope - Roof decking, ice-and-water shield at valleys, step flashing, architectural shingles
This Erie County family built a second story over their attached garage. We installed synthetic underlayment over the new deck, ran ice-and-water shield through the valleys where the addition meets the original roof, and set step flashing along every wall before laying shingles matched to the house.
Low-Slope Roof Repair
The problem - Ice buildup and ponding water on a low-slope roof
Our scope - Ice and drainage assessment, seam and flashing repair, drainage correction
After a hard freeze, ice had sheeted across this low-slope roof and meltwater had nowhere to go. Once it was safe to work, we checked every seam and penetration, repaired the membrane where the ice had stressed it, and corrected the drainage so water clears the roof before it can refreeze.
Reroof and Restoration
The problem - Worn porch roofing, soft decking, and leaks at the house wall
Our scope - Tear-off to framing, new decking, wall flashing, trim and gable restoration
Decades of freeze-thaw had worn this porch roof down to soft decking. We tore it off to the framing, installed new decking and roofing, and re-flashed the joint where the porch meets the house. New cedar trim and a restored gable brought the front of the home back to its original character.

Beyond Lancaster, we regularly serve Cheektowaga, Elma, Sloan, Amherst, Kenmore, Tonawanda, and Williamsville.
Seamless aluminum gutters, siding, soffit, and fascia all work alongside your roof to manage drainage and protect the building envelope. Coordinating these projects with your roofing work often means fewer separate crews and a tighter overall timeline.
As a licensed general contractor, we also handle window replacement, home additions, and remodeling projects for homeowners planning a larger project alongside their roof.
Planning roofing alongside gutters, siding, or an addition? One contractor can handle it all.
Cost depends on your roof’s size, pitch, material choice, and decking condition. We don’t publish average prices because every Lancaster roof is different; a written estimate after an on-site inspection gives you an accurate number for your specific project.
Localized damage with otherwise sound shingles usually points to a repair. Widespread deterioration, recurring leaks, or damaged decking usually point to replacement. An on-site inspection gives you a definitive answer rather than a guess from photos alone.
Most single-family roof replacements take one to three days from tear-off to cleanup. Larger roofs, damaged decking, or weather delays can extend that timeline, which we’ll flag during your written estimate.
It depends on the scope of work and whether your property falls under the Town or Village of Lancaster Building Department. We confirm the specific requirement for your address and coordinate the permit application as part of our process.
Architectural asphalt shingles and standing-seam metal roofing both perform well here, provided they’re installed with proper ice-and-water shield and balanced attic ventilation. The right choice depends on your roof’s slope, budget, and appearance preferences.
