We’re All Access Builders LLC, a Buffalo-based roofing contractor serving Williamsville and the rest of Erie County. Since 2003, our family-owned crews have handled roof repair, replacement, installation, and storm damage for homes across Western New York winters. Every job starts with a straightforward inspection and ends with a written estimate, so you know the scope before we touch your roof.
Our in-house crews carry insurance and work under direct oversight from our project managers, not subcontractors. If your roof near ZIP code 14221 needs attention, we’ll walk the property, explain what we find, and give you options. Call us at (716) 770-6560 or request a free roofing estimate below to get started.
Williamsville roofs face heavy snow, ice buildup, and wind gusts off Lake Erie every winter. These conditions expose weak spots in a roofing system that milder climates rarely test. We treat your roof as a complete assembly, not a single layer of shingles, because ventilation, flashing, and decking all affect how well it holds up.
We bring general contracting knowledge to every roofing project. That means we catch connected issues, like a failing gutter or damaged fascia, during the same visit instead of sending you to a different company. Williamsville homeowners get one point of contact for roofing and the exterior work that surrounds it.
Buffalo native Matt Kulhanek founded All Access Builders LLC in 2003, bringing over two decades of hands-on Western New York construction experience to every project. Our in-house crews travel from our Buffalo headquarters to Williamsville regularly, providing the same direct oversight we offer citywide customers. Learn more about our company history and approach.
A roof doesn’t work in isolation. Decking, ventilation, insulation, siding, fascia, and gutters all interact with your roofing system, and problems in one area often show up in another. Coordinating these repairs under one contractor saves you from managing multiple schedules and reduces the risk of overlooked connections between systems.
Whether you need a single repair or a full tear-off, our roofing services cover the work most Williamsville homeowners request.
Full roof replacement makes sense when shingles show widespread wear, decking has sustained damage, or leaks keep returning. We remove the old roofing system down to the deck, inspect what’s underneath, install new water barriers and ventilation improvements, and finish with your chosen materials. Missing shingles, damaged flashing, or a leak near a chimney or valley doesn’t always call for a full replacement. We inspect the roof first, trace the leak to its actual source, and repair the specific problem area, whether that’s a pipe boot, a valley, or a section of worn shingles.
New construction, home additions, and garage roofs all need a roofing system built from the deck up. We prepare the surface, install starter shingles, drip edge, and proper ventilation, and follow manufacturer specifications throughout. This service applies to brand-new structures and full replacements alike.
High winds and sudden leaks after a storm need prompt attention. We assess the damage, arrange temporary protection where available, and schedule the permanent repair based on what the inspection shows. Response timing depends on weather, safety conditions, and crew availability.
Standing-seam and ribbed metal roofing offer durability and strong snow-shedding performance for Williamsville homes. We detail flashing carefully and account for thermal movement in the panels, since metal roofing expands and contracts more than asphalt. Routine inspections keep seams and fasteners in good condition over the years.
Garages, additions, and other low-slope structures need membrane systems like TPO or EPDM rather than standard shingles. We evaluate drainage, membrane seams, and flashing transitions before recommending a system, since not every low-slope roof has the same waterproofing needs.

Williamsville winters put real stress on a roofing system. We evaluate the whole assembly, not just the shingle layer, to reduce the risk of winter damage.
Ice dams form when heat escapes into the attic, warms the roof deck unevenly, and melts snow that refreezes at the colder eaves. Roof geometry, attic insulation, ventilation balance, and snow conditions all influence this risk, not the roofing material alone. We install ice-and-water protection at eaves and valleys to reduce water backup under shingles.
Balanced intake and exhaust ventilation keeps your attic from trapping moisture that leads to condensation and damaged sheathing. We check soffit and ridge ventilation during every inspection, since uneven airflow accelerates decking problems over time.
Proper roof-edge fastening, shingle selection, and drip edge installation help your roof hold up against wind gusts. We also check valley drainage, roof penetrations, and gutters, since water needs a clear path off the roof regardless of how well the shingles are fastened. All work follows manufacturer installation specifications. We look at the entire roofing assembly, including ventilation, underlayment, and flashing, rather than focusing on the visible shingle layer alone.
Many homeowners aren’t sure whether their roof needs a patch or a full replacement. An inspection gives you a clear answer.
Localized damage, such as a single leak, a few missing shingles, or one damaged section with intact decking underneath, often points to a repair rather than a full replacement.
Widespread granule loss, brittle or curling shingles, repeated leaks in different areas, and deterioration across multiple roof slopes usually indicate it’s time to consider replacement. Roof age alone doesn’t prove a roof needs replacing; condition does.

Material choice depends on your roof’s pitch, exposure, and budget, not a one-size package.
Architectural shingles offer an affordable option with strong wind-performance ratings for most residential roof pitches. Installation follows manufacturer requirements to maintain warranty coverage.
Metal roofing provides long-term durability and a range of finish choices. We account for snow retention and thermal movement when detailing flashing around penetrations.
We install products from GAF, CertainTeed, Owens Corning, and IKO, and we walk through product tiers and warranty conditions suited to Williamsville’s climate before you choose a material.

From a new roof on a second-story addition to porch roofs rebuilt on older homes, here’s recent work from our in-house crews across Erie County.
New Roof Installation
The problem - New addition over a garage needed a roof that matched the original house
Our scope - Roof framing and decking, ice-and-water shield at valleys, step flashing, matching shingles
This family added a full second story over their attached garage. After framing and sheathing the addition, our crew ran ice-and-water shield through the valleys where the new roof meets the old one, set step flashing along every wall, and installed shingles matched to the existing roof. The addition now reads as part of the original home.
Porch Roof Restoration
The problem - Aging porch roof, worn trim, and failing gable details
Our scope - Porch roof rebuild, new decking and flashing, cedar trim and gable restoration
The front porch on this older Victorian had seen decades of Western New York winters. We rebuilt the porch roof, replaced worn decking, and flashed the transition where it meets the house so meltwater runs off instead of in. New cedar trim and a restored gable brought back the character the original builders intended.
Porch Roof and Exterior
The problem - Sagging porch roof and dated exterior
Our scope - Porch roof framing, new roofing, vented soffit, columns, siding
This bungalow’s front porch roof had started to sag. We reframed it, installed new roofing that ties cleanly into the main roof, and closed in the underside with vented soffit. New columns and blue shake siding finished a porch that now holds up to snow and gives the family a covered place to sit.

Roof size, pitch, and complexity all factor into your estimate. So do material choice, the number of existing roofing layers, any decking repairs, ventilation work, flashing details, labor, and disposal of old materials.
Our estimates list proposed materials, removal and installation scope, applicable permit costs, and warranty terms. We also explain how we handle unforeseen conditions, like hidden decking damage, if they come up during the project.

The Village of Williamsville maintains its own Building Department and publishes a roofing permit application separate from surrounding municipalities. Requirements vary by property and project scope, particularly where exterior alterations may involve historic considerations.
Many Williamsville mailing addresses sit outside the Village limits and fall under Town of Amherst jurisdiction instead. The Town of Amherst publishes separate roofing and siding permit requirements along with a residential roofing permit fee schedule.
Before work begins, we confirm the property’s jurisdiction, applicable documentation, and inspection requirements. This step ensures the installation standards match what’s expected for your specific address, whether that’s the Village or the Town.

Planning roofing alongside siding, gutters, or an addition? One contractor can handle it all.
Cost depends on roof size, pitch, material choice, and decking condition. A roof-specific written estimate gives you an accurate number rather than a general price range.
Yes, we provide both services. We recommend repair or replacement based on what our inspection finds, not a default sales pitch.
Isolated damage with intact surrounding materials usually points to a repair. Widespread wear, repeated leaks, and damaged decking across multiple areas typically call for replacement.
Architectural asphalt shingles and properly installed metal roofing both perform well here, provided ventilation, underlayment, and ice-and-water protection are installed correctly.
It depends on whether your property falls within the Village of Williamsville or the Town of Amherst, since each has separate permit requirements. We confirm this before starting work.
